Winterizing Your Home: Essential Tips for Nashville Residents

Winter is Coming, Nashville! Prepare Your Home Like a Pro (Before the Snow Flies!)

Frozen Water lines in a crawl space

As your trusted Nashville home inspector serving Wilson County, TN,  Mt. Juliet, TN and greater Nashville, I’ve seen firsthand what a little preparation (or lack thereof!) can do when winter weather hits. We may not get feet of snow every year, but even a few inches and freezing temperatures can cause significant problems if your home isn’t ready. Don’t wait until the flakes are falling to start thinking about winterizing your home!

Here are my top tips to get your home winter-ready, keeping you warm, safe, and saving you from costly repairs:

1. The Gutter Gauntlet: Clear and Flowing is the Way to Go!

This is probably one of the most overlooked, yet crucial, tasks. Clogged gutters and downspouts can lead to a cascade of issues. When water can’t drain properly, it backs up, freezes, and expands. This can cause:

  • Ice dams: These beautiful (but destructive) formations can force water under your shingles, leading to leaks and interior water damage.

  • Damaged gutters: Heavy ice can pull gutters away from your house.
  • Keep the downspouts clear: Remove the leaves or mulch from around the downspout outlets so they can drain. Check for disconnected drain extensions and reconnect them.

So, grab a ladder (safely!), gloves, and clear out all leaves, twigs, and debris. If you’re not comfortable on a ladder, hire a professional! This small investment can save you thousands in future repairs.

2. Freeze-Proof Your Faucets: Disconnect and Drain

Those beautiful exterior hose bibs are highly susceptible to freezing and bursting if not properly prepared. When water freezes, it expands, and that expansion can easily crack pipes, leading to major leaks once temperatures rise.

  • Disconnect all hoses: This is probably one of the biggest step homeowners miss! Leaving a hose connected, even if the spigot is off, can trap water in the pipe leading to the spigot. When these lines freeze and burst it’s can lead to a huge mess and insurance claim. Simply disconnect the hoses in the fall, it’s a good practice to disconnect them every time you are done using your hose for the day.

  • Drain exterior spigots: If your home has frost-free spigots, they are designed to drain automatically. However, it’s still a good practice to ensure they are completely off and any remaining water is out. For older homes or non-frost-free spigots, locate the shut-off valve inside your home (usually in the basement or crawlspace) and drain the exterior line.

  • Insulate if needed: Consider adding foam covers to your exterior spigots for an extra layer of protection, especially for those colder Mt. Juliet winters

3. Seal the Leaks: Energy Efficiency & Pest Prevention

Winter winds are great at finding their way into your home through small cracks and gaps, driving up your heating bills and inviting unwelcome guests.

  • Inspect windows and doors: Look for drafts. If you can see light around the frame, air is getting in. Apply caulk to exterior gaps and use weatherstripping around doors and windows. This is a common finding for a home inspector Nashville TN during energy audits.

  • Check foundation vents and utility penetrations: Ensure crawl space vents are closed (if applicable for your type of crawl space) and that any gaps where pipes, wires, or vents enter your home are properly sealed. This not only keeps cold air out but also deters rodents and insects seeking shelter from the cold.

  • Chimney and fireplace: If you have a wood-burning fireplace, ensure the damper is sealing properly when not in use. Consider a chimney sweep and inspection if you haven’t had one recently – creosote buildup is a fire hazard!

4. Furnace Finesse: Keep Your Heat Humming

Your furnace is going to be working overtime this winter. Make sure it’s up to the task!

  • Change your air filter: A dirty air filter restricts airflow, making your furnace work harder and less efficiently. This is a simple, inexpensive task that can save you money and extend the life of your HVAC system. Aim to change it monthly during peak heating season.

  • Schedule a professional tune-up: Before the true cold sets in, have a qualified HVAC technician inspect your furnace. They can identify potential issues, clean components, and ensure your system is running safely and efficiently. This is a crucial step for any homeowner in Wilson County, TN.

5. Protect Your Pipes: Especially in Unheated Areas

Pipes in unheated areas like crawl spaces, attics, or even poorly insulated exterior walls are at risk.

  • Insulate exposed pipes: Use foam pipe insulation sleeves (readily available at hardware stores) on any visible pipes in vulnerable areas.

  • Consider trickle or drip: During extreme cold snaps, a slow drip from your faucets can help prevent pipes from freezing, as moving water is less likely to freeze.

  • Close your crawl space vents this time of year. This will slow the entry of extremely cold air in to the crawl space improving protection to your water lines.
